  • Asset stewardship is the care and oversight of an investment property.

    For maintenance: We partner with area contractors - prioritizing your favorite contacts - and as long as they’re licensed and insured they can work with us.

    For Rental Income: We pay landlords first, which is unique from traditional management - getting you your income faster every month.

  • We charge between 8-10% for property stewardship and oversight.

    This places us below traditional management companies and above the oft-distant, high tech firms that do not have a local presence.

  • We handle all tenant communications and help coordinate rent payments, which will go directly to you - the landlord.

    Upon move-in, your tenants will receive a tenant guide via PDF and a tenant portal where they can pay rent, make maintenance requests and more. Then, we work with them only including landlords when needed.

  • We partner with area Realtors who list your property on the MLS. Our goal is for the entire experience to feel like a sale, where you have:

    • primary choice in tenant selection

    • high quality representation

    Prefer to use your own Realtor? We’re happy to partner with him or her!

  • Our partner Realtors charge 100% of the first month’s rent for a rental listing.

    Since this is a typical fee for representation, we’re excited that you’ll have more choice and control - as opposed to a traditional company placing the very first applicant, who may not be a best fit for your rental.

  • Our happiest landlords often report:

    • they enjoyed the listing experience more

    • they have more control in comparison to previous experiences with traditional management companies

    • more qualified tenants apply for the property, since you can set credit and income limits.

  • We have a one-time administrative setup fee to route tenant funds directly to your bank account, and we do not charge for contract cancellation at any point.

    There are absolutely no upcharges or % charges when items need to be fixed at your property or we schedule maintenance.
